Hines, a global real estate investment and management company, is developing its first student residence in Portugal, located in the Asprela academic hub of Porto. The project, awarded to Portuguese construction firm Garcia Garcia, is scheduled to open before the 2026/2027 academic year and will provide 573 beds across a variety of accommodation types.

Covering a total area of 19,259 square metres, the residence will feature a wide range of amenities, including a gym, study and meeting rooms, social lounge, cinema, laundry facilities, sports court, parking, and landscaped gardens. It will also boast the largest outdoor recreational area among student residences in Porto, conveniently located near several faculties and public transport links.

Designed with sustainability in mind, the development aims to achieve BREEAM Excellent and WELL Gold certifications, underscoring Hines’s environmental commitment. This project marks the company’s entry into Portugal’s Purpose-Built Student Accommodation (PBSA) market through its Hines European Property Partners fund and international student housing platform, aparto, already active in the UK, Ireland, Italy, and Spain.

Through this project, Garcia Garcia strengthens its presence in the hospitality sector and reinforces Porto’s status as a dynamic university city and an emerging destination for international investment in student housing. It will expand accommodation options and support the city’s sustainable urban growth.
